Titleman
Forward a property deal by email and get the numbers back checked, each with its source
Forcommercial real estate investors, lenders, brokers and developers Web
Commercial buildings for sale arrive as a sales brochure and a spreadsheet of rents and costs. By hand, the value can take several days to work out, and a plot typed as 175,000 square feet instead of 17,500 may travel all the way to the offer. Titleman starts from the broker's email: you forward it as it arrived, attachments included, and the answer comes back in the same thread.
The reply links to a slide deck, an editable Excel model, a memo for the people who approve the purchase and the source records. Each figure shows the record it came from and its date. Where two records disagree, the package shows both. Deal Review checks files your own team made instead. It recomputes the formulas and marks each figure green, yellow or red in a copy of the file.
Median run times on the facts page are about 58 minutes for a full underwriting with its model and about 16 for a rent analysis. Property records cover 1,881 counties in 43 US states and D.C., the site says, so the product is for US property. Every output is a draft for a licensed professional to review and sign. A firm starts with a demo, where the team picks the tasks to move first.
Good fit if you…
- screen and value US commercial property deals and want every number traceable
- want a second check on a deal model before anyone signs
