Deedty
Work out if a rental home pays off, then run it and its books in one place
Forlandlords in England and Wales with a few buy-to-let homes Web
On the back of an envelope, almost every rental home pays off. The envelope has no room for the other costs. A landlord buying in England or Wales needs to know whether the rent will cover the mortgage and all the rest. After the purchase, the home brings mortgage deadlines and repair bills to keep track of. Deedty is a web app for both stages: the calculations before an offer and the running of the homes afterwards.
The deal calculator is public and needs no account. You enter what the home costs and what it should earn. It shows the yearly rent as a share of the price, the return on your own cash, the break-even point and a five-year return. A link to a Rightmove or Zoopla advert can fill in the deal through the built-in AI assistant.
For a closer look, a research pack on one address combines official records with AI research on the area. It comes as a PDF that ends with a green, amber or red verdict.
Once a home is bought, the portfolio hub records mortgages, tenancies, empty periods and expenses. A calendar shows when safety certificates and mortgage deals run out, and when tenancies end. Receipts can be sent as photos over WhatsApp. The accounting part shows profit and loss for each owning company or person.
Good fit if you…
- compare several possible purchases side by side before making an offer
- own homes through more than one company and want separate books for each
